2601 LARIMER

2601 Larimer is a pivotal structure. While the building itself incorporates this idea physically, its presence also marks a pivotal shift in the neighborhood where it is located. Transforming a former windowless industrial building used for storage into a row of restaurant and retail spaces, 2601 Larimer is helping to define the growth of one of Denver’s most active creative neighborhoods.

Extending from the city center, the River North district maintains a low profile, where building height is concerned. It was important to keep the building in integrity with its surroundings, while increasing square footage. We accomplished this by adding a mezzanine to each of the units.

The building also needed light and multiple entrance points. Through a consolidated design approach, each unit was split with a large, floor to ceiling, open space that would double as a doorway. Instead of splitting these spaces horizontally as well as vertically (with window on top, door on bottom) each doorway was given a single pivoting steel frame and filled in with glass to create a hybrid window and doorway function.

Inside, original wood framing was sandblasted, giving it new life. 2601 Larimer is a collection of beautiful, simple spaces ready to become part of the RiNo community.
